Imtiaz Developments is an Emirati developer active since 1993, with a portfolio of around AED 15 billion, more than 50 projects and over 2,000 units delivered. Imtiaz projects are known for fully finished residences with strong design concepts.

What are the launch prices?

Launch prices start at AED 666,000 for a studio, AED 979,000 for a 1-bedroom, AED 1,550,000 for a 2-bedroom and AED 1,900,000 for a 3-bedroom. Prices are indicative and depend on availability, floor and orientation.

Which apartment layouts are available?

Four layouts: studios from 360 to 426 sq.ft, 1-bedrooms from 600 to 1,234 sq.ft, 2-bedrooms from 1,035 to 1,686 sq.ft and 3-bedrooms from 1,314 to 1,884 sq.ft.

When is handover?

Handover is scheduled for the third quarter of 2028 (Q3 2028).

How many floors does the building have?

The residence rises over 13 floors, with shared spaces split between the podium level and the rooftop.

What payment plans are offered?

Two plans: a 50/50 plan (20% + 4% DLD on booking, six 5% instalments up to July 2028, then 50% on completion) and a 60/40 post-handover plan (20% + 4% DLD on booking, 5–10% instalments during construction, then 40% spread over 3 years after handover).

What is the minimum deposit to reserve?

Booking requires 20% of the price, plus the 4% Dubai Land Department (DLD) registration fee.

Is the 3-year post-handover plan truly interest-free?

Yes: the 60/40 plan spreads 40% of the price over the 3 years following handover, as instalments set by the developer, with no bank financing and no interest.

What costs come on top of the purchase price?

Mainly the 4% DLD fee, registration and Oqood fees, then, after handover, annual service charges calculated per sq.ft.

Can a foreigner buy at The Archive by Imtiaz?

Yes. DLRC is a freehold area: non-residents and foreign investors can buy outright, with no requirement to reside in the UAE.

Does buying grant a residence visa?

A property investment of at least AED 750,000 can qualify for a 2-year residence visa, and from AED 2,000,000 for the 10-year Golden Visa, subject to current UAE regulations.

Dubai Land Residence Complex is one of Dubai's most sought-after districts for rental yield, supported by its proximity to Academic City and employment hubs. We share recent rental comparables on request; no yield is guaranteed by the developer.

Yes, the residences are handed over finished: fitted kitchens, complete bathrooms, floor finishes and built-in joinery — ready to move in or rent out.

Studios and 1-bedrooms, delivered finished and close to Academic City and the malls, suit furnished short or long-term letting, subject to the building's rules and DET permits.

Can I resell before handover?

Off-plan resale (assignment) is generally possible once a minimum percentage of the price set by the developer has been paid, with DLD and developer transfer fees applying.

How are payments secured?

As with every off-plan project in Dubai, instalments are paid into an escrow account registered with the Dubai Land Department, and the unit is registered in your name through Oqood.
